What is your biggest piece of advice you can give to someone trying to buy their first home now

  • Get an inspector that is also an engineer to do the electrical, plumbing, and structural inspection. It costs more or less the same as the inspector that is not an engineer and it will help you protect your investment.
  • Also always get an attorney.
  • These two professionals will help you save money on your investment.
  • You can also consult with a contractor before you buy a home that needs renovations to understand how much money will cost you to renovate that home.

What have you seen are the top mistakes homebuyers make? How can they avoid them?

  • The buy something at the end of their budget. Try to buy a home below your budget to be safe and to be able to do improvements to it without being stressed about the money.

  • Do the structural fixes first, those are the most important ones.
  • Get your finances in order before you buy your home.
  • Research your area in advance.
  • When doing improvements in your home,
    • make sure you buy the materials as soon as possible and
    • if you can, leave the house

  • Buy a home below what you can afford.
  • Buy the smallest property in the most expensive area, because that will guaranteed the appreciation

  • To find contractors, get referrals from friends and family. Visit your neighbors and ask them for referrals too. Then go and see the work that those contractors have done.
